We know price is one of the first things people want to understand when they start thinking about a garden room. That is why we have put everything on this page rather than making you call to find out. Below you will find starting prices for each of our three designs, typical prices by size, a full breakdown of what is included as standard, and a guide to the upgrades that can take a garden room further.

Every My Retreat garden room is bespoke. No two are ever identical. But the prices below will give you a clear and realistic picture of what your project is likely to cost.

Choose Your Design

We offer three design families. The Ashton and Clifton both have clear starting prices. The Westbury is fully bespoke with no standard starting point, so we show a typical range instead.

Ashton
Clean lines. No overhang. Built for smaller gardens.
Starting from
£18,032
inc. VAT and full installation • 2.9m x 2.1m
Thermowood front, metal box profile to the other three sides, single UPVC door and small opening window. With Thermowood to two elevations: £19,066.

The Ashton has a flush roofline and secret-fixed cladding. It works brilliantly in compact gardens or wherever you want a contemporary look without a canopy. No overhang means no wasted space at the boundary.

A note on our prices: All prices include VAT, foundations, electrics, plastered interior, flooring, heating, double glazing and full installation. The electrical connection allowance and foundation spec are based on a typical Surrey property. Your final quote will account for your specific ground conditions and the distance from your fuseboard to the garden room position. If either of those figures is outside the standard allowance, we tell you before any work starts. No surprises.

How Size Affects the Price

From a compact 2.9m x 2.1m up to a full 8m x 4m, here is what different sizes typically look like in practice and what they cost. Everything under 30m2 falls within Permitted Development in most cases, which usually means no planning permission is needed. We can tell you what the rules are, but confirming the position for your own property is your responsibility and should be checked with your local planning authority or an architect before going ahead.

7.5 x 4m
30m2

From ~£48,000
Planning and building regulations: Garden rooms under 30m2 typically fall under Permitted Development with no planning permission needed. Height is measured overall, not at the eaves. Within 2m of a boundary the total height must not exceed 2.5m. More than 2m from every boundary, a flat or mono-pitched roof can go up to 3m. Some customers choose to go taller, up to 3m, with planning permission. This is common for gyms or where the room sits more than 2m from the boundary. Rooms over 30m2 need building regulations approval. We can tell you what the rules are, but confirming your planning position is your responsibility as the property owner and should be checked with your local planning authority or an architect.

What Affects the Final Price?

All garden rooms are priced transparently, but a handful of site-specific factors can adjust your final figure. We always confirm these before work starts.

Factor How it affects your price
Size The biggest driver. Floor area determines materials, labour and time. Send us your design from the 3D tool and we price it for you.
Cladding Starting prices use Thermowood with metal box profile cladding to the remaining sides. All four elevations are priced at design stage. Hardie Board / Cedral adds roughly £1,250 to £3,150 and Western Red Cedar roughly £2,900 to £5,300, depending on size.
Doors and windows uPVC is standard. Aluminium bifolds, sliding doors or glass corners are priced upgrades, typically £1,500 to £8,000 depending on the configuration.
Electrical cable run The standard allowance covers an average property. If your fuseboard is much further than 20m from the garden room, the additional run is costed and confirmed upfront.
Ground conditions Surrey clay can require deeper piles on some plots. We assess each site and confirm the foundation spec before work starts.
Extras and upgrades Bathrooms, air con, acoustic plasterboard, decking, living roofs. All priced and agreed before any work begins.
Building regulations (over 30m2) Garden rooms over 30m2 need Building Regulations approval. We manage the submission. This adds some cost and lead time but opens up much larger builds.

Garden Room Pricing: Common Questions

How much does a garden room cost in Surrey?
A fully installed, fully insulated garden room in Surrey starts from £18,032 for a compact 2.9m x 2.1m Ashton (Thermowood front, metal box profile to three sides, single door and small window). A 4m x 2.9m starts at £22,927 in Thermowood, and a 7m x 4m at £33,362. Cedar and composite cladding, and the Clifton canopy, add to those figures. All My Retreat prices include VAT, foundations, electrics, plastered interior, flooring, heating and installation.
Are your prices genuinely all-inclusive? What is not included?
Yes. Foundations, electrics, plastered interior, flooring, heating, double glazing and installation are all included. The only variables that can change your final price are: the electrical cable run if it is unusually long (we confirm this upfront), ground conditions that need deeper piles (assessed and quoted before starting), and any optional upgrades you choose to add. We commit to no surprises.
Do I need planning permission for a garden room in Surrey?
Most garden rooms under 30m2 fall under Permitted Development, which usually means no planning permission is needed. Height is measured overall, not at the eaves: a maximum of 2.5m within 2m of a boundary, or up to 3m with a flat or mono-pitched roof where the room sits more than 2m from every boundary. Exceptions include conservation areas, listed buildings, and plots where the room would sit forward of the house. We can tell you what the permitted development rules are, but confirming the position for your own property is your responsibility and should be checked with your local planning authority or an architect before going ahead.
How do I get a price within one working day?
Use our free 3D design configurator to choose the style, size, cladding, doors and windows, then send it to us. If it arrives during working hours, Kieron calls you the same day to check the details and sends your design and an accurate installed price straight after the call. Out of hours, he calls the next working day, and weekend designs get a call on Monday. Alternatively, call Kieron on 020 3818 5911 and he will build it with you over the phone.
Can I get a garden room over 30m2?
Yes. While most of our builds stay under 30m2 to avoid building regulations, we do build larger rooms under building regs. We manage the full approval process. Call Kieron to discuss larger builds as these are quoted individually.
Do garden rooms add value to a Surrey home?
In most cases, yes. Surrey estate agents increasingly list garden rooms as a key selling feature, particularly fully insulated, fitted rooms that work year-round. A well-built garden room can add more value than it costs in the right Surrey postcode.
Where do you install garden rooms?
We primarily serve Surrey, including Guildford, Woking, Weybridge, Cobham, Esher, Reigate and Epsom. We also cover Berkshire, Buckinghamshire and West London. If you are not sure whether we cover your area, just call.
