The Clifton is the room that stops people in their tracks when they see it in a garden for the first time. The full-width roof overhang projects forward from the front face of the building, sits flush with a matching deck step below it, and carries integrated spotlights that light the entrance from above. It is a simple detail that gives the room a considered, architectural finish that a plain flat roof cannot match.

Every Clifton is built to order. The size, cladding, door configuration, overhang depth, wall extensions and interior finish are all chosen by you. No two are the same.

What Makes the Clifton Different

The defining feature is the roof overhang. It projects forward from the building at full width, typically 600mm deep to sit flush with the deck step beneath it, though it can be made shallower where garden depth is limited. Integrated spotlights are set into the underside of the overhang, pointing downward to frame the entrance and light the room beautifully at night.

Beyond the front, the overhang can extend to any side of the building. Customers sometimes add one to the rear to create covered storage for bikes or firewood. It can run on two sides or more if the brief calls for it.

Wall extensions are a further option. A wall extension closes in one or both sides of the overhang, framing the front face of the room completely. A 300mm extension gives a neat architectural finish; a 600mm extension creates genuine privacy from a neighbouring boundary.

Concrete-Filled Piles

Concrete is poured into plastic tubes driven approximately 50–60cm into the ground. Ground screws are available as an alternative where appropriate.

50mm EPS foam insulation throughout as standard. Comfortable year-round without excessive heating costs.

EPDM Rubber Roof

25-year life expectancy. No felt, no tiles, no maintenance. Anthracite grey or black fascia to match your doors.

The Clifton is available in any size from 2.7m x 2.7m upward. Garden rooms up to 30m² are typically built under permitted development with no planning application required. For rooms over 30m², building regulations apply and we will advise accordingly.

Planning Permission

Most Clifton garden rooms qualify as permitted development and do not require a planning application. The rules that apply are the standard outbuilding rules for England: single storey, maximum overall height 2.5m if within 2 metres of a boundary, maximum 4m or 3m if further back, and outbuildings covering no more than 50% of the original garden area.

Conservation areas, listed buildings and new-build estates where permitted development rights have been removed by planning condition are the main exceptions. Frequently Asked Questions

What is the difference between the Ashton and the Clifton?
The only structural difference is the roof overhang. The Ashton has a clean flat roof with a standard fascia. The Clifton adds a full-width overhang projecting forward from the front face, with integrated spotlights set into the underside. Both are built on the same structure to the same specification. If you want the spotlit canopy effect, you want the Clifton. If you prefer a cleaner, simpler roofline, the Ashton is the same room without it.
How deep is the roof overhang?
The standard depth is 600mm, which sits flush with the deck step below it. It can be made shallower, typically 300mm, where garden depth is limited or a more subtle projection is preferred. It can also be made deeper to cover a seating area or hot tub. The depth is chosen at the design stage based on your garden and brief.
Can the roof overhang go on more than one side?
Yes. The overhang can be added to any side of the building and to more than one side simultaneously. Customers sometimes add a rear overhang to create covered outdoor storage for bikes or logs. It can run on two or more sides if the design calls for it.
What are the wall extensions?
Wall extensions close in one or both sides of the roof overhang, framing the front face of the room. A 300mm extension gives a neat architectural finish. A 600mm extension creates meaningful privacy screening from a neighbouring boundary or garden. They are an optional addition chosen at the design stage.
What foundation system do you use?
Our standard foundation system uses concrete-filled piles. Plastic tubes are driven approximately 50 to 60cm into the ground and filled with concrete to create the piles. Ground screws are available as an alternative where ground conditions make them more appropriate. We advise on the best option for your specific site.
What doors and windows do you use as standard?
The standard specification is double-glazed UPVC sliding or bifold doors and UPVC windows. Aluminium doors and windows are available as an upgrade for customers who want a slimmer frame profile or a specific colour that is not available in UPVC. The upgrade cost depends on the configuration and is confirmed at the design stage.
What sizes are available?
