The Ashton and Clifton are starting points. The Westbury has no starting point. It is a completely bespoke garden room where every decision, from the cladding and fenestration to the roof configuration, glazing specification, door arrangement and interior finish, is made specifically for you and your garden. No configurator, no standard spec, no two the same.

Customers choose the Westbury when they have a clear idea of what they want and that idea does not fit into a standard format. It might be a corner glass detail that wraps two elevations, a SiOO:X treated larch facade that weathers to a specific tone, Cortizo slimline aluminium frames with the narrowest sight lines available, a canopy that adjoins the main building to cover a hot tub or outdoor kitchen, or simply a size and configuration that a standard model cannot accommodate. Whatever the brief, we design it from scratch.

A Build That Was Nominated for an Award

The brief for this Westbury was a room that would sit as a piece of architecture in the garden rather than simply an outbuilding. The cladding is natural larch treated with SiOO:X wood protection, a silica-based treatment that eliminates differential weathering and brings the timber to a consistent silver-grey tone in around 10 to 16 weeks. Without treatment, the same larch would take years to reach that colour, and might never weather evenly.

The windows are Cortizo aluminium, the most slimline frame available with a sight line of just 20mm. The corner detail, where two full-height glazed panels meet at a structural corner with no post between them, is the feature that defines the room. It is not something a standard garden room can do. It requires bespoke structural engineering from the outset.

Another Westbury: Corner Glass and Millboard Cladding

A second Westbury commission shows a completely different approach to the same idea. This build uses Millboard composite cladding and combines a set of bifold doors with a set of sliding doors meeting at a structural corner, creating a full corner of glass that opens the room to the garden on two sides simultaneously.

When the doors are open, the boundary between inside and outside disappears entirely. It is the kind of detail that changes how a space is used rather than simply how it looks.

Bespoke joinery, fitted bar units, custom lighting schemes, specialist flooring. The interior is as considered as the exterior.

Because every Westbury is designed specifically for the customer, there is no standard price list. The figures below are from real builds and give a sense of the range, but your price depends entirely on size, specification, cladding, glazing choice and site conditions.

Most Westbury garden rooms under 30m² qualify as permitted development and do not require a planning application. For rooms over 30m², building regulations apply and a building regulations application will be needed. Many of our larger Westbury builds have gone through this process successfully.

What is the difference between the Westbury and the Clifton or Ashton?
The Ashton and Clifton are built from a standard specification with choices made within defined options. The Westbury has no standard specification. Every dimension, material, glazing configuration, roof detail and interior finish is chosen specifically for your build. If what you want cannot be achieved within the Ashton or Clifton framework, the Westbury is where it gets designed from scratch.
Can I have corner glazing on a Westbury?
Yes. Corner glazing, where two full-height panels meet at a structural corner with no post between them, is one of the features that distinguishes Westbury builds from standard garden rooms. It requires bespoke structural engineering from the outset and is designed in from the start of the project rather than added later.
What is SiOO:X treated larch?
SiOO:X is a silica-based wood treatment applied to natural larch cladding. It eliminates the uneven weathering that untreated timber experiences, where sheltered areas weather more slowly than exposed areas. With SiOO:X, the cladding reaches a consistent silver-grey tone in around 10 to 16 weeks rather than years. The final colour deepens over 2 to 3 years. It is a natural, non-toxic product.
Can I add a canopy to a Westbury?
Yes. A canopy can be added to any side of the main room, integrated structurally at the design stage. Canopies are used to create covered outdoor spaces for hot tubs, outdoor kitchens, alfresco dining or covered storage. The canopy is designed as part of the building rather than a bolt-on addition.
